Booking Conditions

  • The full balance of the reservation is due 15 days prior to check-in.

  • At reservation a balance of 50% of the total amount is immediately charged

  • A deposit of EUR 500.00 must be paid up to 48h before check-in. In the case this amount is not paid we are allowed to reject your stay.

  • A EUR 130 (plus VAT) cleaning fee will be added to every booking.

  • The following cancellation charges apply: ​

    • More than 30 days prior to check-in, free cancellation.

    • Less or equal 30 days prior to check-in, non-refundable. 

  • Only pets up to 8kg are allowed. There is a daily charge of EUR 30 per pet.

  • Baby cots (up to 4 years) are available upon request.

  • Check-in & check-out times are applicable as follows (late check-out is available upon request and subject to availability):

    • Check-in 4pm

    • Check-out 11am​

    • Rest of the year: check-in 4pm, check-out 2pm

  • Cleaning services available once week for a minimum 7days stay. If you would like to make any change to this arrangement please contact us.

  • Your booking is confirmed and a contract between us exists when we issue our confirmation invoice/email to you. We reserve the right to return your deposit and decline to issue a booking confirmation at our absolute discretion.

  • If you wish to change your arrangements in any way after it has been confirmed, (for example your chosen departure date or accommodation) we will do our upmost to make these changes but it may not always be possible. Any request for changes to be made must be in writing or email from the person who made the booking. Where we can meet a request, all changes will be subject to payment of an administration fee based on our increased costs as a result of applicable rate changes and any costs or charges incurred or imposed by any of our suppliers. The amount of the fee will be notified to you before you choose to proceed with any change.

  • If you or any member of your party cause any damage to your accommodation or any item in it or on its premises, you and/or your party will be required to pay for the loss and/or damage caused and we will hold you and each member of your party jointly and individually responsible.

  • Guests are responsible for removal and cleaning of dishes and for garbage removal. Housekeeping services are available at an extra charge and recommended for larger groups.

  • There is a vigilance camera outside of the house for your security.

  • Garden/pool maintenance and cleaning staff will be accessing the property regularly to maintain the high level of finishing that our clients expect.

  • It is unlikely that we will have to make any changes to your confirmed arrangements or cancel them, however we do start planning arrangements many months in advance. Occasionally, we may have to make changes and correct errors on the website and other details both before and after bookings have been confirmed. Whilst we always endeavour to avoid changes and cancellations, we must reserve the right to do so.
